    • A latch is provided for use on a pivotable sash window of a single-hung or double-hung sash window assembly to releasably secure the window to the master frame. The latch comprises a latch-bolt slidably mounted within, and biased relative to a housing. The housing is adapted to be installed into the top rail of the sash window through an opening in the stile and top rail, which has a periphery contoured to match the housing end profile. The latch bolt, while maintaining an aesthetically appealing external appearance, is configured to incorporate a cantilevered member which only becomes visible when biased to an angled position where it maintains engagement of the latch housing with the edge of the top wall of the rail during window deformation resulting from high wind loading. The cantilevered member ensures integrity of the latch installation under high wind load conditions typically experienced during extreme weather phenomena.

    • A sash lock for a sash window assembly where the sash window assembly includes an upper sash window and a lower sash window, each of the sash windows being mounted within opposed guide rails on a master frame wherein at least one of the sash windows is slidable within the frame relative to the other sash window. The sash lock has a housing for mounting on a stile of one of the sash windows and a keeper for mounting on a stile of a second sash of the window. The housing has a locking assembly comprising an actuator and a catch. The actuator is adapted to move the catch. The catch is adapted to engage and disengage a keeper as the actuator is moved from a first position to a second position. The movement of the catch from a first position to a second position causes an indicator in the housing to signal whether the locking assembly of the sash lock is in locking position.

    • The present invention relates to a night stop that includes a housing, tumbler, spring, and a right arcuate nest, located on the inside bottom surface of the housing, used for maintaining the bottom rounded portion of the spring. The tumbler of the present invention has a top rear surface that is used as a button for activating the tumbler. In addition, the tumbler of the present invention has a concave rear bottom portion that contacts a stopping member when the tumbler is in an activated position. The spring of the present invention is partially housed inside of a bored cavity located on the tumbler. The bottom rounded portion of the spring is maintained in an arcuate nesting area when the tumbler is deactivated. When the tumbler is activated the bottom rounded spring portion traverses over and across a divide point into a right recession area.
