    • The lock mechanism comprises a first subunit (6) arranged to be fixed on an outer face of an upright tubular member (7) of the hinged leaf and a second subunit (8) arranged to be fixed within the tubular member (7). The second subunit (8) comprises a frame (9), a bolt member (10) movably mounted on said frame (9) between a projected and a retracted position, and a bolt operating mechanism which comprises a gear train (20, 21, 22) to increase the travel of the bolt member (10). The first subunit (6) comprises operator means (26, 28, 29). The lock mechanism further comprises a rotary shaft (32) by means of which the bolt operating mechanism can be coupled to the operator means so that only a hole has to be made in the tubular member (7) of the leaf. The operator means comprise a hinged lever (26) movable between a pushed in position and a pulled out position, the bolt member (10) moving from its projected to its retracted position when the lever (26) is moved from its pushed in to its pulled out position and vice versa. In this way, the bolt member (10) is locked in its projected position, wherein it extends in a reception hole in the ground, when the double door or gate is closed.

    • A window sash assembly includes a window sash (26) having an upper rail (28) and at least one side rail (30 or 32) that form a corner of the window sash. A slot (46) at the window sash corner opens laterally outwardly from the corner and is defined in part by opposed linear tracks (48, 50) on the upper rail. A tilt latch (34, or 36 or 36a) is disposed in the slot, and includes a housing (40 or 40a) having opposed sidewalls (52, 54) and outwardly extending ledges (58, 60) overlying the sidewalls slidably received over the tracks on the upper rail. A flexible resilient spring (64 or 64a) on each sidewall is spaced from the associated ledge such that the tracks on the rails are slidably received between the ledges and the springs. The springs preferably comprise at least one arcuate spring, most preferably a plurality of arcuate springs, on each sidewall of the housing with convex portions (66) opposed to the ledges. The housing preferably is of molded plastic construction, and the arcuate springs preferably are integrally molded with the housing.

    • A non-biased security lock (20) for a double-hung window assembly (10) is disclosed as well as a method of securing a double-hung window assembly (10) using the sash lock (20). One or more security locks (20) are installed in one or more recesses (71) in the stile (15) of an outer window sash (14). In an open, or locked, position, a locking tab (22) is rotatably disposed about a pivot pin (39) substantially perpendicular to the stile (15) of the outer window sash (14). The locking tab (22) arrests further displacement of the inner window sash (12) when the header (13) of the inner window sash (12) encounters the extended locking tab (22). The locking tab (22) is restrained by a pair of pinions (35); hence any force or load applied to the locking tab (22) is transferred as moment to the pinions (35). In a closed, or unlocked, position, the locking tab (22) is rotatably disposed about the pivot pin (39) so that the upper surface of the locking tab (22) is flush with or substantially below the outer surface of the stile (15) of the outer window sash (14) so that the sash lock (20) does not hinder relative movement of the window sashes (12, 14).
