    • A sash window includes a fixed frame in which at least one inner sliding frame can slide between an open position and a closed position of the window, and at least one sliding or fixed outer frame, seals being interposed between the fixed frame and the inner sliding frame, a sealing system including, for the inner sliding frame, two lateral seals, a top cross-member seal, for the outer frame, and a bottom cross-member seal. Additionally, the invention the sealing system includes intermediate seals that join on each side of the sliding frame the cross-member seals and the lateral seals, so as to form a continuity of sealing between these seals in the closed position of said inner sliding frame. The lateral junction region between the inner sliding frame and the outer frame is thus connected by a sealing system that makes them sealed vis-à-vis each other.

    • A sash limiter assembly includes a limiter housing configured for installation in a sash or a window frame of a window. A sash stop is movably coupled with the limiter housing, and the sash stop is movable between engaging and retained positions. A reset is movably coupled with the limiter housing, and the reset is movable into a resetting position. The sash limiter assembly is configured for positioning between a sash limiting configuration and a resetting configuration. In the sash limiting configuration the sash stop is in the engaging position and positioned in a translation path of the sash. In the resetting configuration the sash stop is held in the retained position by the reset in the resetting position. In the retained position the sash stop is out of alignment with the translation path, and in the resetting position the reset is positioned within the translation path.

    • A draft guard balancer is provided that attaches to, or is otherwise mechanically coupled to, or an integral part of, an existing balance shoe or balancer for a fenestration product such as a double hung window. The draft guard balancer creates a weatherstop along the track of the fenestration product that resists air, water, dirt, dust, pollen, and insects from entering the track and then the building. The draft guard balancer may be used with a balancer having a variety of springs, spring assemblies, balancer shoes and pivot bar arrangements. The draft guard balancer creates a seal that also prevents the increased friction that results from dirt and debris entering the track, thus making for a more energy efficient, easier to operate fenestration product. The draft guard balancer is equally applicable to both top and bottom sashes of a double hung window as well as other fenestration products.

    • A hybrid sash counterbalance and assist operated window includes a frame having upper and lower sashes slideable within the frame. A sash coupling element extends between the upper and lower sashes. A counterbalance and assist mechanism is coupled with the sash coupling element. The hybrid sash counterbalance and assist mechanism is operable in a sash counterbalance mode and an independent sash movement mode. In the sash counterbalance mode, movement of the upper or lower sash causes converse movement of the lower or upper sash through the sash coupling element, and the movement of the upper or lower sash is assisted by the converse movement. In a first independent sash movement mode, one of the upper and lower sashes is held static while the other of the lower or upper sashes is moved, and the moved sash is assisted by the counterbalance and assist mechanism.
