The internet site and the software together allows the first party to access the internet to sell the right to make known to at least one other party that the property is for sale, neither the first party nor the agent indicating an expectation of the valuable consideration; the agent to make known to the second party that the property is for sale by placing a notice on the internet site, neither the second party nor the agent indicating an expectation of the valuable consideration; the second party to access the internet site to provide consent to the agent to act on their behalf in buying the property; the second party to access the internet site to make a secret bid for the property during a predetermined period of time and the first party to access the internet site to inspect the secret bid or bids at the conclusion of the predetermined period of time, and the first party to accept or refuse the bid or bids by indicating this on the internet site to the agent and the second party. A bid includes a transaction fee nominated by the agent and to be paid to the agent by the second party if the bid is successful, and the valuable consideration the second party is prepared to pay to the first party to purchase the property.
