摘要： An electronic lockbox system allows both sales agents and sales prospects to communicate either with the lockbox, or with the central clearinghouse computer. Contextual data then is provided to the sales prospect while the prospect is visiting a specific property that is the site of a lockbox installation. Both the agent and the prospect use smart devices, such as smart phones, that have both wide area network capability and low power radio capability. In other situations, contextual data can be sent to a user having a smart device, in which that contextual data pertains to at least one human occupant of the specific property where that lockbox has been installed, which can be useful where a medical caregiver arrives to visit a human occupant of a specific property that is protected by the electronic lockbox.

摘要： An electronic lockbox control system allows visiting agents (such a "showing agents" in a real estate sales situation) to make an appointment to visit a property that is protected by an electronic lockbox, using a time-sensitive authorizing credential that is provided by a central computer; and then, if that visiting agent is delayed because of an earlier appointment, the central computer can automatically create a new time-sensitive authorizing credential that is time-shifted, so that visiting agent can later visit that remote property and obtain access to that lockbox at the later, time-shifted appointment time. Another interested party (e.g., a homeowner) can decline that later, time- shifted appointment. The visiting agent can carry a smart phone with a GPS receiver, and the central computer can use his GPS coordinates to calculate his physical position, and calculate his travel time to the next lockbox location to automatically create the new, time-shifted appointment time.

摘要： Wireless controller remote locking system comprises a wireless controller 1810 assigned to a specific property, a portable communications device 1840 and a lock device 1890 used for protecting the specific property. In one embodiment, the system is characterised in the transfer and display of contextual data pertaining to an occupant of the specific property transferred from the wireless controller to the portable communications device via short-range communications. In another embodiment a central computer 260 is used together with a second portable communications device 1860 having a GPS receiver. Access event information can be transferred from the wireless controller to the central computer via the first communications device. In a third embodiment, the system includes a central computer and a second portable communications device and unique identification information is communicated from the wireless controller to the central computer via the first communications device. Further, a sales agent is able to login to the central computer at the first communication device. In a fourth embodiment, the system includes a central computer and a second portable communications device. There is short-range communications between the first and second communications devices. In a fifth embodiment, the portable communications device is assigned to a sales prospect.

摘要： An electronic lockbox system includes a wireless portable transponder that communicates with an electronic lockbox using a low power radio link. The portable transponder includes: a wide area network radio to communicate to a central clearinghouse computer, a motion sensor to activate its wide area network radio, and a connector to communicate with a secure memory device. The electronic lockbox sends a hail message that is intercepted by the portable transponder; the hail message includes identification information. The portable transponder responds with a message that includes a time sensitive encryption key; the lockbox authenticates this response message using its own time sensitive encryption key. If an electronic key is used to access the lockbox, the improved system effectively disables the electronic key during a showing, so that the electronic key cannot be used to access another lockbox until the correct dwelling key has been placed back into the lockbox.

摘要： An electronic lock system that uses an intermediary controller ("IMC"), such as an electronic lockbox, to communicate with an electronic lock that protects buildings, such as dwellings. The IMC also communicates with a wireless portable computer ("WPC"), such as a smart phone, so that an authorized user can first authenticate credentials to the IMC, then have the IMC (or the WPC) send appropriate messages to the electronic lock to command that lock to unlock. The IMC must initially be setup by an ADMIN, so that the IMC's memory contains the specific codes and protocols to successfully communicate with the electronic lock. In this manner, the user can obtain access to the building without specific knowledge of those specific codes and protocols required by the electronic lock. An alarm panel on a building could also be disarmed by the IMC, if its specific codes and protocols are first setup into the IMC's memory.

摘要： An electronic lock box contains a mechanical structure that allows the lock box to work in several different mechanical states. A first state is a key compartment door unlocking state, while a second state is a shackle release state. A third state is a 'soft lock' state, which allows the key compartment door to be closed, or the shackle to be re-installed, and once this has occurred, the door will not fall open, and the shackle will not fall out. A fourth state is a 'hard lock' state in which the key compartment door and the shackle are not easily disturbed by vibration or intentional impact by a would-be thief, who is attempting to unlawfully open the door or remove the shackle.
