    • Disclosed is a discretionarily adjustable friction force block and tackle balance system comprising a housing and an adjustable break, wherein means are provided for adjusting the friction force between an inner surface of the housing and the adjustable break. An adjustable balance system comprising a housing, a floating anchor assembly, a fixed anchor assembly, a cord, and an elastic suspension is also disclosed. In an embodiment, the housing is a 3-side or 4-side tube or channel. There is at least one elongated hole or slit on at least one surface of said housing. An adjustable break is mounted inside the floating anchor subassembly. Moving the window sash also causes the floating anchor subassembly to move. When the floating anchor subassembly is moved to a position just under elongated hole on the said housing, the adjust screw installed in the adjustable break is exposed. The desired friction force can be easily created and adjusted by turning the adjust screw in the appropriate direction to splay or retract the adjustable break for balancing window sashes having widely varying sizes and weights.

    • An automatic door closer for a sliding door. The closer has a reel with a cable extending around a pulley on the end of the rod of a return mechanism. In preferred embodiments, the return mechanism is an oil dammed gas spring or a magnetic spring. A spool rotates on a common shaft with the reel and is wound with a flat tape which is attached to the door frame. The reel, spool, return mechanism and cable are attached to the door so that application of an opening force will cause the cylinder rod to retract. Upon release, the stored energy will cause the rod to extend, rotating the reel and spool to wind the tape onto the spool applying a controlled rate closing force. The spool has a core with a greater diameter than the core of the reel so a mechanical advantage exists between the spool and reel and friction is reduced.

The two springs are pushed over a holding element which has a narrower first section for receiving the inner spring, and having a wider second section spaced from the first section for receiving the outer spring. The first and second sections of the holding element have edges with hook-shaped portions for grasping coils of the coaxial springs.

    • A garage door safety bracket (26) utilizes a fixed member (42) and a sliding member (44) to inhibit removal of the bracket (26) while there is tension in a cable (40) which is attached to the sliding member (44). The sliding member includes three access apertures (68) and moves between tensioned and untensioned positions. Tension in the cable (40) forces the sliding member into the tensioned position in which the access apertures (68) are offset from panel fasteners (48) which attach the bracket (26) to a lower panel (30L) of a garage door (22). When the tension on the cable (40) is released, the sliding member (44) slides into the untensioned position in which the access apertures (68) are aligned with the panel fasteners (48) permitting access to the panel fasteners (48). A roller mount (46) is separately attached to the sliding member (44) by roller mount fasteners (74) which permit a lower roller (32L) to be serviced without releasing the tension on the cable (40).
